Jumeirah Village Circle - JVC · Locations courte durée

Pantheon Elysee III

← Portfolio
On either side of the partition, two distinct atmospheres respond to one another: a wood and marble side table on the bedroom side, a black side table on the living room side, each with its own lamp.

Le brief

The apartment, a studio, was delivered as a bare shell in Jumeirah Village Circle (JVC), a fast growing Dubai community where new residential handovers happen almost every month. In this highly competitive market, the owner's objective was clear: turn this empty studio into a short term rental (Airbnb) that would stand out visually from the first photo and justify a nightly rate above the neighbourhood average.

The brief rested on three requirements: a strong, instantly recognisable visual identity, a functional separation between the sleeping and living areas despite the single volume, and a level of finish able to compete with larger typologies (one bedroom units) to maximise perceived value and occupancy rate.

Notre approche

On an open studio layout, the challenge was to create two distinct zones, bedroom and living room, without partitioning the space or blocking the flow of natural light. A wooden slat partition takes on that role, softly separating the two areas while still letting the eye travel from one to the other. The living room is built around a custom made TV unit with integrated LED backlighting and wall mouldings that give the room architectural structure. A warm greige was chosen for the walls and carried up onto the ceiling, wrapping the room in a single continuous tone for a cocooned, enveloping feel. Against this neutral envelope sits the custom made velvet sofa, the centrepiece of the room both for its sage green colour and its rounded, sculptural form. In the bedroom, a custom made dressing table combined with a floor to ceiling mirror and adjustable lighting brings warmth to the corner, while the bed, dressed in a textured beige fabric, keeps the palette calm and tactile.

Le résultat

A studio that doesn't read as one constrained space, but as two distinct living areas, each with its own identity. The wooden partition, the warm greige envelope carried across walls and ceiling, and the sofa as a deliberate focal point create a sense of depth and intention that gives the unit real rental appeal, despite a layout that's often harder to furnish well. A clear example of how a well designed studio can rival a one bedroom in perceived comfort.
